Greece Sees Growth in Golden Visa Applications and Renewals in 2024
The number of initial applications for Greece’s Golden Visa program rose by 12% in October 2024, with 12,577 applications submitted compared to 11,229 in October 2023, according to the Ministry of Migration. This growth underscores the continued global interest in Greece’s residency-by-investment program.
Top Nationalities for Golden Visa Applications
The leading nationalities applying for the Golden Visa program in October 2024 were:
- China – 6,521 applications (51.8% of total)
- Türkiye – 1,115 applications (8.9%)
- Lebanon – 717 applications (5.7%)
- United Kingdom – 511 applications (4.1%)
- Iran – 509 applications (4%)
Chinese nationals also led in renewals and issuances of Golden Visas.
Increase in Golden Visa Renewals and Issuances
The Ministry reported a 61% rise in renewals and issuances of Golden Visas in October 2024, totaling 4,283 compared to 2,659 in October 2023. The top nationalities for renewals and issuances were:
- China – 2,327 (54% of total)
- Russia – 426 (9.9%)
- Türkiye – 394 (9.2%)
- Iran – 167 (3.9%)
- Egypt – 166 (3.9%)
Increase in Pending Applications
The Ministry’s data revealed a significant rise in new pending Golden Visa applications. In the first ten months of 2024, new pending applications increased to 5,890, compared to 4,772 in the same period last year. Currently, there are 10,989 pending initial issuance applications and 2,953 renewal applications.
Golden Visa Program and Investment Requirements
Greece’s Golden Visa program grants residency to non-EU nationals who meet specific financial investment criteria. The real estate investment option, requiring a minimum investment of €250,000, remains the most popular pathway. However, due to Greece's housing crisis, authorities have raised the minimum investment amount to €800,000 in prominent regions. Despite this increase, the €250,000 threshold still applies in less popular areas, keeping the program competitive compared to similar schemes in Europe.
